Answers To Landlords from Property Management

As a property manager, I am asked questions by landlords on how I select tenants to occupy their rental property. This is a common concern I get so I thought that I would address it and share my answers.

Typically a landlord might ask – “Ash, I have a lot of nervous neighbours or I have a lot of nervous owners in this complex and they really worry about me renting out the property to the wrong person”. My answer is in 3 parts.

Number 1 – You don’t need to accept an application just because I’ve presented it to you. We will give you all the details for the application however if you feel that that is not the right fit for your property you just simply say I won’t accept this one please so keep on checking and it’s no problems at all.

Number 2 – It’s really important to get the marketing right so you can emphasize it as a quiet complex. There are things that you can mention and words you can use in the ad that can encourage the right type of tenant to consider renting the property. An informative advertisement can narrow down potential renters so the right fit is found more efficiently.

Number 3
It’s always better, to be honest with tenants. So if I’m showing somebody through a rental and there are sensitivities I will address them there. I will say to the tenants looking through ” the owners in this complex are really worried about parking arrangements, gardening expectations, noise, pets and so on”. Whatever it maybe it is best to mention the criteria to any potential tenant. Then the tenant can also decide if it’s the right fit for them. Because maybe this complex isn’t going to be the right one. All potential tenants would rather you be honest with them and tell them of any concerns in the complex. A lot of tenants these days also like to know about the neighbours so some people actually find it quite reassuring that there is a lot of owner-occupiers in the complex and that might be positive for them to rent the property. These the 3 things that I keep in mind when I get asked these questions.
